Grading and Stone base

To ensure a long lasting and resilient paved surface, a strong base must be installed. We have the expertise and proper equipment to make certain that your existing surface is accurately graded and the stone base is properly installed and tested prior to pavement installation.

Asphalt Paving

Asphalt pavement is utilized in a variety of different applications because of its durability, cost-effectiveness, simplicity of construction, and strength. It is the material of choice for parking lots across the nation because asphalt withstands heavier loads and, when combined with proper asphalt maintenance, lasts for many years.

In order to maximize the life of your asphalt parking lot, it is important to develop a pavement management plan involving routine inspections and ongoing preventative maintenance.

  • Asphalt Repairs (Patching)

Patching is a common asphalt repair on areas of pavement with potholes. Potholes occur when water seeps into pavement through unsealed or improperly sealed cracks. When the water freezes, it expands and enlarges the crack. When the ice under the pavement melts, a void is left. Surrounding pavement falls into the void and forms a pothole.

  • Asphalt Overlay (Resurfacing)

Asphalt is evaluated at which time it is determined if repairs (patching), crack sealing, or flexpave (see below) is needed prior to overlay. Apply tack and then a new layer of asphalt most often 1.5 or 2 inches thick is applied to the old surface and compacted. Drainage must be considered during this process to ensure new asphalt will allow for water to flow properly.

  • Flexpave

Flexpave is a flexible, fiber reinforced, latex modified concrete repair mortar for patching or resurfacing both horizontal and vertical surfaces. FlexPave is a type of crack membrane applied to the asphalt when it is more cost effective than patching. Most often it is the case when 30% or more of the lot has failed. FlexPave prevents reflective cracking of the asphalt and is always followed by an overlay. Identify the area that needs to be resurfaced and then clean debris. Apply binder tack coat and flexpave asphalt. Then apply tack coat once again and resurface (most often 1.5 to 2 inches).

  • Crack Sealing

Crack sealing is used as a first defense against pavement deterioration because it offers several important benefits. Effective crack sealing keeps water from entering and weakening the base or sub-base. It helps preserve the pavement adjacent to the cracks; prevents sand, stone, and dirt from making its way into open cracks causing compressive stresses; and extends pavement life by minimizing crack growth.

Proper attention to cracks will prevent problems from spreading and double the life of the pavement. Pavement repair in the early stages of deterioration will pay big dividends later by delaying costly resurfacing.

  • A Seal Coating

Sealcoating is one of the most important elements of a pavement management plan. A sealcoat consists of either coal tar pitch or asphalt cement mixed with inert fillers, water, emulsifying agents, or additives. Applied in thin coats, pavement sealing is used to protect off-highway pavement surfaces against gasoline, oil, salt, water, and ultraviolet rays.

  • Striping and Signage

Customers of any type of business or facility are naturally attracted to a well maintained drive area and parking lot. Along with striping, your asphalt and concrete pavement often require pavement markers and custom signage. Proper pavement marking and signage also increase traffic safety and assure compliance with regulations for ADA compliance, emergency vehicle marking and more. We offer services for pavement marking, parking lot striping, traffic signage and related needs. Our line markings are installed using D.O.T. approved marking paint from state-of-the-art airless spray equipment. We'll re-stripe your existing or design a new layout for markings per your blueprints or our strategic design. We can re-stencil as well as create custom stencils. We can complete driveway and parking lot pavement marking projects of any size.

Concrete Paving

Barton Contracting performs most concrete construction projects including flatwork for parking lots, walkways and slabs as well as specialty concrete construction including curbs, gutters, trench drains or catch basins, dumpster pads, sidewalks, islands, loading docks and ramps. For consumer oriented businesses we also provide stamped and colored concrete. We are experienced in working with tight construction schedules and coordinating our work with other trades. Our crews are trained in safe work practices and our company is fully insured.
